When you walk into the house you will immediately notice the gorgeous log post and beam construction and open floor plan. The kitchen features Viking Professional appliances, including a double oven, warming oven and two dishwashers, butcher block and tile counter, a built-in bar area and plenty of room to prepare a gourmet meal.

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

Guest Agreement and Contracts

Credit Card Deposit. My signature on this document confirms authorization for TIMBERLINE VACATION RENTALS to debit my credit card account on file for prepayment or guarantee of RESERVATION NUMBER *_____________.

I understand that by signing below, I am also accepting liability for any damages caused to the property or excessive cleaning fees (other than normal use) by myself, or my family and / or guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished, furnishings and / or interior. I also agree to reimburse Timberline Vacation Rentals for costs incurred to repair / replace damaged items. Final confirmation with directions and lock box or key information may not be issued without this signed agreement.
Conditions of Occupancy:
A. Occupants agree to be responsible and shall indemnify the Owner for any and all damages, either willful or accidental, including but not limited to damage occurring to the property, grounds, furnishings, equipment and household items , excluding normal wear and tear. The Occupants agree to report these items to the manager immediately upon arrival. In failing to do so, Occupants will be held responsible for damage upon departure.
B. Pets are not allowed. If pets are found on the property Timberline Vacation Rentals reserves the right to cancel the reservation and occupancy of the rental unit immediately and retain all rents paid plus retain the damage deposit.
C. Excessive cleaning charges will be retained from the security deposit or charged to your credit card if the accommodations are not left in a clean and orderly fashion (see check out guidelines in unit).
D. PLEASE NOTE – Unwashed dishes and garbage that has not been removed from the premises WILL RESULT IN A MINIMUM SURCHARGE OF BETWEEN $25 - $100.00 DOLLARS.
E. The accommodations may not be sublet or this Agreement assigned without written consent of Timberline Vacation Rentals.
F. No excessive noise will be permitted. All gatherings will be quieted by 10:30 p.m. or Occupants will be subject to immediate eviction.
G. The Guest agrees to take all reasonable steps to insure that members of his/her party adhere to rules and regulations of rental unit: i.e., smoking restrictions, maximum occupancy, and clubhouse hours. Occupants guarantee that the above guest is an adult 21 years of age or older, and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults. No refunds for any unused portion of your stay.
H. Check in is 4:00 pm or later and Check out is no later than 10:00 am. Leaving later or arriving earlier may result in addition charges, including an additional days rental charge. Cleaning is not guaranteed for early arrivals.
I. Timberline Vacation Rentals does not assume any liability for loss, damage or injury to persons or their personal property. Neither does Timberline Vacation Rentals accept liability for any inconvenience arising from any temporary defects or stoppage in supply in water, gas, electricity or plumbing. No refund will be given due to undesirable weather or unexpected travel deviations. No refunds will be given for the failure of any incidental appliances. Failure of any a unit’s private hot tub will be no more than twenty-five dollars ($25.00) per day of failure. No refund will be given for failure or closure of the clubhouse, common hot tubs, or the clubhouse or common hot tubs equipment, nor will Timberline Vacation Rentals accept liability for any loss or damage caused by weather conditions, lack of snow, natural disasters, acts of God, or other reason beyond its control. Timberline Vacation Rentals recommends Travel Insurance.
J. Children under 16 must be accompanied by an adult at all times in the clubhouse or hot tub.
K. Returned check charges are forty-five dollars ($45.00) per incident. There is no daily maid service.
N. Guests acknowledges that if the property they have reserved includes a hot tub, the undersigned is fully aware that the hot tub and surrounding patio/deck can be dangerous, that the deck/patio can be slippery when wet and that injury can possibly occur to any one who is not careful. Guests should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warning, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.
O. Additional Terms and Conditions: The undersigned, fully releases and discharges Owner from any and all claims, demands and cases of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
P. Travel Insurance has been added to this Agreement. Please review the information regarding Travel Insurance enclosed with this Agreement and our Cancellation Policy. Travel Insurance can help protect you from certain unexpected risks offering protection for Trip Cancellation, Trip Interruption, and Trip Delay. If you do not wish to purchase Travel Insurance, please initial below and deduct the travel insurance plan cost from your initial deposit due.___________________I DECLINE INSURANCE.

Cancellation/Deposit Policy:
For cancellation forty five (45) days of arrival or greater, there is a $95.00 non refundable cancellation charge.
Cancellation between 14 – 45 days of arrival, there will be a forfeit of two nights rental.
There is no refund for cancellations that occur within 14 days of arrival, or no-shows.
No refunds for Holiday reservations
Cancellation policies will apply regardless of when the reservation is made.
