Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

Sixty (60) day notice prior to check-in is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or $50.00 whichever is greater. Cancellations or changes that result in a shortened stay, or that are made within sixty (60) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

1. CHECK-IN/CHECK-OUT - Check-In Time is after 4:00 pm EST and Check-out is before 11:00 am EST.

2. THIS IS A NO SMOKING UNIT. SMOKING IS STRICTLY PROHIBITED INSIDE THE UNIT!

3. PETS - Pets are NOT permitted in the rental units under any circumstances.

4. DAMAGES/RESERVATION DEPOSIT – A damage/reservation deposit of $150.00 is required. This must be received within 7 (seven) days of booking the reservation or prior to your intended reservation date, whichever is sooner. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 5 (five) days of departure, provided the following provisions are met:
a. No damage is done to the unit or its contents, beyond normal wear and tear.
b. No extra charges are incurred due to rental violations with the association.
c. All rubbish, trash, and discards are placed in the dumpster, recyclables are properly disposed of;
d. All keys are left in the lock box located outside the unit near the front door.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged. Linens are not permitted outside of the units. Beach towels for the pools are not provided.
g. No early check-in or late check-out unless requested and approved by owner.
h. Parking passes are left inside the unit upon departure (if applicable).
i. The renter is not evicted by the owner (or representative of the owner), local law enforcement, or the security company employed by the complex.

5. PAYMENT – Full payment of the rental rate is normally required 30 days in advance of arrival. Please make payments payable to Y & D PROPERTIES, LLC. This advance payment is not a security/damage deposit.

6. CANCELLATIONS (EXCEPT MONTHLY RENTERS) – Sixty (60) day notice prior to check-in is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or $50.00 whichever is greater. Cancellations or changes that result in a shortened stay, or that are made within sixty (60) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item sixteen (16) of this contract.

7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

8. MAXIMUM OCCUPANCY –The maximum number of guest per condominium is limited to eight (8) for the 3-bedroom condominium and (10) for the 4-bedroom condominium. An additional charge of $10.00 per person, per night for guests in addition to the maximum will be assessed.

9. MINIMUM STAY - THIS PROPERTY REQUIRE A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three (3) nights, the guest will be charged the three-night rate.

10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Resort amenity fees are included in the rental rate.

11. NO DAILY MAID SERVICE – While linens and bath towels are provides for use within the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do NOT permit towels or linens to be taken from the units.

12. RATE CHANGES – Rates are subject to change without notice.

13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

14. WRITTEN EXCEPTIONS - Any exception to the above mentioned policies must be approved in writing in advance.

15. TRAVEL INSURANCE – We highly recommend you purchase travel insurance. If you wish to purchase travel insurance you can check www.InsureMyTrip.com for details and to purchase.
