Amenities include central heat and air, two bedrooms with premium king and queen size beds, a lovely bathroom with tub, shower and pedestal sink, fold out queen size bed in the living room, completely remodeled light and bright kitchen with up-graded appliances, private terrace and garden, one car garage, washer/dryer, television with DVD/VCR, CD player, video library and board games. Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

If you cancel for any reason up to 30 days before arrival your initial payment will be refunded less a $50.00 administrative fee. Cancellations that are less than 30 days before arrival will be non-refundable unless rebooked by another renter for the same dates. There will be a $50.00 administrative fee if home is rebooked.

50% of the rent is required to secure the reservation. The balance is due two weeks prior to arrival.

When booking this vacation rental, travellers will be required to accept the terms and conditions of a booking agreement in addition to the prepayment and cancellation policies shown above. To see the agreement, click here.

PROPERTY CONDITION/SECURITY DEPOSITS. When you arrive, please check the vacation rental for cleanliness or damage. Notify us promptly of any problems or damage. You agree to leave the vacation rental in arrival condition. Late checkout, or vacation rental or grounds needing more-than-reasonable cleaning are grounds for a charge to your credit card. If we are going to make a claim on your credit card, we will mail you a letter in writing describing the details within 21 days.

Additional Cleaning Charge $25.00 per hour Late Checkout/Early Check in Charge $100.00

If the renter or their guests exceed the rules set out above, we may evict the renters. If there is evidence of smoking or pets in the home you will be charged $100.00 for additional cleaning.

PLEASE RESPECT OUR NEIGHBORS. Large gatherings or house parties are not permitted. Sub-letting is not permitted. Any disturbances resulting in neighborhood complaints or police action, other illegal activities, damage to the vacation rental, or violation of this agreement or of rules and regulations governing the vacation rental, will be considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. This agreement does not create a tenancy for the vacation rental; you can be removed from the vacation rental without process of law if you do not depart at the appropriate time.

THE OWNERS ARE NOT RESPONSIBLE for loss, theft or damage to your belongings while at the vacation rental.

YOU AGREE TO NOTIFY US IMMEDIATELY if a maintenance problem develops at your vacation rental so we can have it remedied as quickly as possible. Owner reserves the right to make repairs as necessary, and to enter the vacation rental with reasonable notice, or without notice if you cannot be reached.

KEYS. There is a $25.00 charge if the keys are not returned at the end of the day, or are not left at the property. Please return the keys to the lockbox before your departure.

YOU ARE RESPONSIBLE FOR YOUR CHOICE. We have described the vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy with your choice on arrival. The rent will not be refunded.

LONG DISTANCE TELEPHONE CALLS. You are responsible for all your long distance charges. You can receive incoming calls except collect ones, and make outgoing local calls, but long distance calls can only be placed by you with a credit card or calling card.

RENTER AGREES to indemnify and save harmless owners and agents, its successors and assigns, from and against all liability claims and demands on account of injury to persons, including death resulting there from the damage to property arising out of the performance of this Rental Agreement by the renter and / or guests and invitees of Renter, or loss of enjoyment, due to power outages, rain, sun, flood, negligence, defective construction, fire, theft, inoperable appliances, equipment, Hot Tub, Etc. Owner will take all possible steps to see that house equipment is in working order. Renter shall, at his own expense, defend any and all actions at law brought against the Owner, and shall pay all attorney fees and all other expense, and promptly discharge any judgments arising there from
